Residential Extensions, porches, conservatories etc

Loft Conversions
 
A flat rate fee is charged of £950 + VAT for basic rear dormer. (subject to structural calculations being required - see below). Please contact us on 01992 441512 for a free quotation.

CGI's

Realistic CGI's can be obtained to help visualise how your build can come to life. Please contact us via email for a quote with regard to this service.

 
Other Projects
 
New Build projects, conversion of property into self-contained flats, etc - Price on application.
 
Structural Calculations
 
If any of the above applications require basic structural calculations with respect to the design of steel beams or joists, a flat rate sum of £450+VAT to £650+VAT is normally charged. More complex calculations in relation to major structural designs (roof trusses, piling schemes etc) will be carried out by Structural Engineer and a separate charge will be levied for this work.
 
Thames Water Build over agreement
 
We can carry out all the necersary plans for this application if needed. The fee online for this is £105. We will provide all the additional drawings free of charge within a package.
 
Initial Site Visit
 
We have found it necessary to charge for site consultation visits due to the very large quantity of extension projects we are requested to price every week. An initial consultancy fee of £100 + VAT will be charged for the first visit to site. This fee is payable irrespective any further instruction to prepare drawings and is payable at the time of the site visit. If instruction is given to proceed with preparation of drawings, this consultancy fee is included in cost for work and is deducted from final fee payable.

· Planning forms completed and drawings prepared.
· Building Regs forms completed and drawings / calculations prepared.
· Correspondence with local authority on your behalf.
· Revisions to drawings if required by local authority.

And what's not included in our fee…
 
It should be noted that our charges above do not include charges associated with Local Authority Planning or Building Control inspection fees. The normal Householder Planning fee for an extension is £328. £199 for a lawful development certificate. You then have Building Control fee on top. We will provide you with the relevant schedule of fees issued by the local authority to ensure that your cheques are payable to the right council and to the correct amount.  

Party Wall Agreement

Please note most extensions will fall within the 'Party wall award' needed. If you digging a new foundation within 3m on another persons property, you will need an award. You will also need a party wall agreement for a loft conversion for example on a semi-detached or terrace property. We can supply you with necessary forms for this free of charge. But if the neighbour wants a party wall agreement, then this will be an external fee provided by a different company.

We work closely with a Party wall surveyor, who we can highly recommend. So we can happily help resolve all issue's.
